A life estate deed is a legal document that divides property ownership into two and parts:   a life estate (the right to use the property during one's lifetime) and a remainder interest (ownership that transfers to designated beneficiaries upon death).  The original owner (life tenant) retains the right to live in, use, and maintain the property until death, while the remainder beneficiaries automatically receive full ownership when the life tenant passes away.  This arrangement allows the property to bypass probate, potentially saving time, money, and maintaining privacy for the family.  It's commonly used for Medicaid planning and ensuring a family home passes directly to heirs without court involvement.
